Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3671-200 Rev F, 3671-204 Rev C, 3671-205 Rev C, 3671-102 Rev A, 3671-202 Rev D, 3671-101 Rev C, 3671-203 Rev D, 3671-206 Rev E, 3671-104, 3671-105, 3671-207 Rev A and 3671-201 Rev C, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The works hereby permitted shall only be constructed in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies H13, G2 and D1 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be implemented in accordance with the recommendations made in section 5.2.5 of the supporting Phase 2 Bat Survey Report (HDA, July 2020, Ref: 947.1). Reason: To secure net gains for biodiversity, in accordance with Policy C6 of the South Oxfordshire Local Plan 2011, and Policy CSB1 of the South Oxfordshire Core Strategy 2027.

The developer shall confirm in writing to the Local Planning Authority the presence of any unsuspected contamination encountered during the development. In the event of any contamination to the land and/or water being encountered, no development shall continue until a programme of investigation and/or remedial works to include methods of monitoring and certification of such works undertaken has been submitted to and approved in writing by the local planning authority. Reason: To ensure that any ground, water and associated gas contamination is identified and adequately addressed to ensure the safety of the development, the environment and to ensure the site is suitable for the proposed use in accordance with Policy EP8 of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall be carried out in accordance with the tree protection measure details shown on drawing 3671/206 Rev E. The tree protection measures shall be erected prior to any works starting on site, and then remain in place until all works are completed. Reason: To protect important trees in accordance with Policy CSEN1 of the South Oxfordshire Core Strategy 2027 and Policy C9 of the South Oxfordshire Local Plan 2011.
