Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, R924.08, R924.09, R924.04, R924.07, R924.03, R924.06, R924.01, R924.05 and R924.02, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the relevant works hereby approved, a schedule of all materials to be used in the external construction and finishes, including scaled details of cills, lintels and eaves of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of safeguarding the character of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011 and Policy DoT1 of the Dorchester on Thames Neighbourhood Plan.

Prior to the commencement of the relevant works hereby approved full details of all new external joinery for the windows, doors, roof lantern, the conservatory and central staircase (including cross-section drawings at a scale of 1:20 or 1:10) shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011 and Policy DoT1 of the Dorchester on Thames Neighbourhood Plan.

Prior to the commencement of the relevant works hereby approved a schedule of repair for any remedial works that are required following the removal of the render shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON3 of the South Oxfordshire Local Plan 2011 and Policy DoT1 of the Dorchester on Thames Neighbourhood Plan..

Prior to the commencement of the relevant works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON3 of the South Oxfordshire Local Plan 2011 and Policy DoT1 of the Dorchester on Thames Neighbourhood Plan. All works of making-good to the building interior and exterior to be carried out in materials and finishes to match the existing building or consistent with the original construction of the building unless alternatives are otherwise agreed in writing.
