Prior to the commencement of the relevant development hereby approved, a schedule of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. All works of making-good to the building interior and exterior to be carried out in materials and finishes to match the existing building or consistent with the original construction of the building unless alternatives are otherwise agreed in writing. Reason: In the interests of the visual appearance of the development and safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies CON2, CON3, D1 and G2 of the South Oxfordshire Local Plan 2011 and Policy DoT1 of the Dorchester on Thames Neighbourhood Plan.

The tree protection measures set out within the Arboricultural Method Statement and shown on the Tree Protection Plan, within the submitted Tree Survey Report, Impact Assessment and Tree Protection Details Report (May 2020), shall be installed prior to any on site works and thereafter retained in place for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C9, D1 and G2 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be implemented strictly in accordance with the all of the details stated in section 6.12 of the supporting Updated Bat Survey Report & Bat Mitigation Strategy (Windrush Ecology Ltd, 18/08/2020). Reason: To minimise the impacts of development on biodiversity, in accordance with Policy CSB1 of the South Oxfordshire Core Strategy 2027, Policies C6 and C8 of the South Oxfordshire Local Plan 2011 and paragraphs 170 and 175 of the NPPF.

Prior to the commencement of the relevant development hereby approved, evidence of the successful receipt of a European protected species licence, or evidence of the successful registration of the site under the bat mitigation class licence, specific to this development, from Natural England, shall be submitted to the local planning authority. Reason: To protect the important species on site, in accordance with Policy CSB1 of the South Oxfordshire Core Strategy 2027, Policies C6 and C8 of the South Oxfordshire Local Plan 2011 and paragraphs 170 and 175 of the NPPF.
