Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 032-100 Rev PL1, 032-101 Rev PL1, 052-100 Rev PL1, 052-101 Rev PL1, 031-101 Rev PL1, 051-101 Rev PL1, 031-100 Rev PL1, 051-100 Rev PL1, 010-100 Rev PL1, 031-102 Rev PL1, 051-102 Rev PL1, 033-100 Rev PL1 and 053-100 Rev PL1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: To preserve the historic environment and in the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011 and Policies set out in the emerging South Oxfordshire Local Plan 2034.

The flintwork on the exterior of the development hereby permitted shall be constructed using traditional knapped flint, individually laid as part of the construction and lime mortar. Reason: To preserve the historic environment and in the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011 and Policies set out in the emerging South Oxfordshire Local Plan 2034.

The rooflights hereby approved shall be set flush with the plane of the roof in which they are to be inserted. Reason: To preserve the historic environment and in the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011 and Policies set out in the emerging South Oxfordshire Local Plan 2034.

Notwithstanding the provisions of the Town and Country (General Permitted Development Order) 2015 (or any Order revoking or re-enacting that Order), no development as specified in Schedule 2, Part 1, Classes A, B, C, D, E and G shall be undertaken without obtaining planning permission from the Local Planning Authority. Reason: The specific circumstances of this site warrant the Local Planning Authority having control over any further development as specified in the condition to preserve the historic environment and in the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011 and Policies set out in the emerging South Oxfordshire Local Plan 2034.
