Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, W1616-43C, W1616-03, W1616-02, W1616-01, W1616-40B, W1616-41A and W1616-42C, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the tiles to be used for the external pitched roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: In the interests of the visual appearance of the development in accordance with Policies CS1 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies D1, G2 and H13 of the South Oxfordshire Local Plan 2011, Policy CH C1 of the Chinnor (Review) Neighbourhood Plan, with the relevant weight afforded to polcies set out in the emerging South Oxfordshire Local Plan 2035.

Other than the roof tiles expressly discribed in conditon 3 of this permission the exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CS1 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies D1, G2 and H13 of the South Oxfordshire Local Plan 2011, Policy CH C1 of the Chinnor (Review) Neighbourhood Plan, with the relevant weight afforded to polcies set out in the emerging South Oxfordshire Local Plan 2035.

The proposed windows and rooflight on the first floor of the north east elevation of the development hereby permitted shall either be obscure glazed and fixed shut non-opening windows or positioned so that the cill level is more than 1.7 metres above the floor level of the rooms in which they are to be inserted. Reason: To ensure that the development is not unneighbourly in accordance with Policies D4, G2 and H13 of the South Oxfordshire Local Plan 2011, with the relevant weight afforded to polcies set out in the emerging South Oxfordshire Local Plan 2035.

The parking and turning areas existing at the site and shown on approved plan W1616-43C shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policies D2, T1 and T2 of the South Oxfordshire Local Plan 2011, with the relevant weight afforded to polcies set out in the emerging South Oxfordshire Local Plan 2035.

Surface water drainage scheme shall be constructed in accrodence with the plans hereby approved or in a scheme which shall previously have been approved in writing by the Local Planning Authority. Reason: To ensure the proper provision of surface water drainage and to ensure flooding is not exacerbated in the locality in accrodence with policies EP1, EP4 and EP6 of the South Oxfordshire Local Plan 2011, with the relevant weight afforded to polcies set out in the emerging South Oxfordshire Local Plan 2035.
