Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 183-122, GGL-EDJ-0114-1103, 183-102, 183-128, 183-129, 183-236, 183-237, 183-236-2, 183-237-2, 183-125, 183-233, 183-124, 183-232, 183-126, 183-234, ISO.CFH.GND.R0, 183-121a, ISO.CFH.PLR.R0, 183-127, 183-235, 183-238, 183-231, 183-130, 183-239, 183-123, 183-232 and 183-230, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the approved works must be carried out in compliance with all drawings and information provided within supporting documents. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: - Prior to the commencement of the relevant works, the submission of details of timber repair (to account for any unforeseen timber repair/replacement that might occur during the course of works- there is possible replacement of a whole sole plate) - Following the removal of modern finishes to the living room fireplace and prior to the commencement of repairs, the submission of a proposal for repair and making good to be submitted for approval by the council. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.
