Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The exterior of the works hereby permitted shall only be constructed in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the relevant part of the works hereby approved, the following details of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. 1. Detailed drawings for all new windows and doors at an appropriate scale. 2. Detailed construction drawing/s for new door structural openings outlined in barn by structural engineer. 3. Detailed construction drawing/s for structural intervention required to create new open plan kitchen area in main house by structural engineer. 4. Technical details/specification for all vapour permeable materials specified in alteration works including; - Limecrete floor/s proposed in barn and kitchen - Wall and ceiling build up/finishes (insulation, lime plaster and decorative finishes) proposed in barn and kitchen. Thereafter the works shall be carried out in accordance with the approved details. Reason: To secure proper planning of the historic environment in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
