Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, OP001, 7646-E-1004 Rev P1, 7646-E-1000, 7646-E-1001 Rev P1, 19103-01 and 7646-E-1003 Rev P1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The lighting poles, directional shades and low energy fittings hereby permitted shall only be constructed in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: To preserve the existing habitats of the local wildlife population and in the interests of the visual appearance of the development within the setting of the listed building in accordance with Policies CS1, CSEN1, CSB1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, C8, CON5, D1, E9, EP3, G2 and G4 of the South Oxfordshire Local Plan 2011.

The tree protection details outlined within the method statement (in email from agent dated 01.05.2020) shall be implemented during the course of the development and shall include; 1. all work and the storage of materials shall take place from the existing tarmaced areas 2. the use of the smallest plant necessary for the approved excavation works 3. all excavation work required to install the light fittings hereby approved shall be kept to a minimum 4. all excavations for foundations must be lined with impermeable membrane / material, unless otherwise agreed in writing by the Local Planning Authority Reason: To safeguard trees which are visually important in accordance with Policies CS1, CSB1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, C8, CON5, D1, E9, EP3, G2 and G4 of the South Oxfordshire Local Plan 2011.

The lighting scheme hereby approved shall make use of the existing electrical cables and runs, unless otherwise agreed in writing by the Local Planning Authority prior to the commence of works on site. Reason: To safeguard trees which are visually important in accordance with Policies CS1, CSB1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, C8, CON5, D1, E9, EP3, G2 and G4 of the South Oxfordshire Local Plan 2011.
