Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 01 and 02, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

The works hereby approved shall be implemented strictly in accordance with all of the measures stated in the 'Conclusions and Recommendations' section of the supporting Ecological Letter Report and associated Method Statement: Bats (AA Environmental Ltd, 25/05/2020, 203154/JDT). This condition shall be discharged through the receipt of a letter from the project ecologist providing evidence to confirm that measures were implemented on site in accordance with the approved details. Reason: To safeguard the ecological interest of the site and protect the important species present, in accordance with statutory obligations placed on the local planning authority under the Conservation of Habitats and Species Regulations 2017 (as amended)
