That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, CAPCo_Stonor_00_P002_REV01, CAPCo_Stonor_00_P001_REV01, CAPCo_Stonor_00_P003_REV01, CAPCo_Stonor_00_E001, CAPCo_Stonor_00_E002, CAPCo_Stonor_00_E003, CAPCo_Stonor_01_E001, CAPCo_Stonor_02_E001, CAPCo_Stonor_03_E001, CAPCo_Stonor_04_E001, CAPCo_Stonor_05_E001, PG1404 and TIMQ 9571 L 06, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with CS1, CSS1. CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C6, C8, C9, CON5, CON15, D1, G2, G4 and D1 of the South Oxfordshire Local Plan 2011 with relevant weight afforded to emerging South Oxfordshire Local Plan 2034 policies.

The landscaping scheme as shown on approved plan TIMQ 9571 L 06 forming part of this application corresponds with plans and supporting documents 290616 CR, Rev-02-290616 PL CR and Tree Planting Specifications approved by way of application P16/S2307/DIS. The landscaping of the site shall be implemented in accordance with all details approved under application P16/S2307/DIS prior to the first occupation or use of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policies CS1, CSB1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C6, C8, C9, CON5, CON15, D1, G2, G4 and D1 of the South Oxfordshire Local Plan 2011 with relevant weight afforded to emerging South Oxfordshire Local Plan 2034 policies.

The tree protection details as shown on the approved plan TH/A3/2346/TPP and supporting Arboricultural Impact Assessment & Method Statement dated 14th April 2020 shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies CS1, CSB1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C6, C8, C9, CON5, CON15, D1, G2, G4 and D1 of the South Oxfordshire Local Plan 2011 with relevant weight afforded to emerging South Oxfordshire Local Plan 2034 policies.
