Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, AA1507 20 SV01A, AA1507 PL 20 53B, AA1507 20 PL51C, AA1507 20 PL 52C, AA1507 20 SV02A, AA1507 20 PL 50A and AA 1507 20 SV02, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the works hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.

Any roof tiles in a condition capable of reuse shall be retained and reused. Any deficit should be made up with handmade clay tiles to match the existing, unless alternatives are otherwise approved in writing. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, D1, G2 and H13 of the South Oxfordshire Local Plan 2011. That the relevant part of the works hereby approved shall not commence until the details of the lime plaster to be used for re-rendering the gable has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, D1, G2 and H13 of the South Oxfordshire Local Plan 2011. In the event of there being a need for timber repair or replacement as a result of decay, prior to the carrying out of any remedial work to the timber frame, a condition statement and repair method statement will be submitted to and approved in writing. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.
