Internal alterations to farmhouse and farm cottage. Construction of new front door and porch to farmhouse. Removal of conservatory, installation of new window and door to east side of farmhouse. Installation of new conservation rooflights to the east side (rear) of the farmhouse and cottage (as amended by drwng no. 790/2E to replace conservatory and fenestration changes to include additional rooflight on north elevation received on 29 May 2020 and amplified by bat report received 11 August 2020 and drwng no.s 790/2F, 790/3A and 790/6 to highlight replacement windows received on 26 August 2020)
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 790 3 A, 790 2 F, 790 6, 790-1, 790 1 and 790 4 B, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s).
Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, G2, H13 and D1 of the South Oxfordshire Local Plan 2011.
That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all new windows has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, G2, H13 and D1 of the South Oxfordshire Local Plan 2011.
That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all traditional metal frame conservation rooflights has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, G2, H13 and D1 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of the development hereby approved, including any demolition or stripping of roof materials, evidence of the successful receipt of a European protected species licence, or evidence of the successful registration of the site under the bat mitigation class licence, specific to this development, from Natural England, shall be submitted to the local planning authority.
Reason: To protect the important species on site, in accordance with Policies C6 and C8 of the South Oxfordshire Local Plan 2011 and Policy CSB1 of the South Oxfordshire Core Strategy.
The development hereby approved shall be implemented strictly in accordance with sections 6.3 and 6.4 of the supporting Bat Survey Report (Ecoconsult Ltd, 10/08/2020).
Reason: To protect the important species on site, in accordance with Policies C6 and C8 of the South Oxfordshire Local Plan 2011 and Policy CSB1 of the South Oxfordshire Core Strategy.
