Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1250 2, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All works hereby approved, shall be carried out in accordance with the details submitted in the schedule of works/material specification provided in supporting documentation submitted on 29.10.2020 Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

The works hereby approved shall be implemented strictly in accordance with all of the recommendations made in section 6 of the supporting Initial Bat Survey & Preliminary Roost Assessment Report (Windrush Ecology Ltd, 20/10/2020, Ref: W3951_rep_The Nook, Shillingford_20-10-20). Reason: To avoid impacts on protected species, in accordance with the provisions of The Conservation of Habitats and Species Regulations 2017 (as amended).
