Conditions / Refusal Reasons
That at the expiration of a period of 3 years from the date of this permission the use of the land as specified in the application shall cease. Reason: In order that the effect of the development on the amenities of the area can be assessed during this period and that any future application can be decided on this assessment in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies D1, and G2 of the South Oxfordshire Local Plan 2011 and Policy H20 of the emerging South Oxfordshire Local Plan (2035) and the provisions of the National Planning Policy Framework (NPPF).

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO-001 v.2, CMP-001 v.2, LOC-003, LOC-001 and BLO-002, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The occupation of the mobile home hereby approved shall be limited to a person solely or mainly working, in connection with the equestrian use at Little Hatch Stables, or a widow or widower of such a person, and any resident's dependant. Reason: The site is situated in the rural area where the Local Planning Authority would not normally grant permission for such a development and this permission is granted solely in order to fulfill an essential rural worker's need, in accordance with Policy CSS1 of the South Oxfordshire Core Strategy 2027 and Policy H20 of the emerging South Oxfordshire Local Plan (2035).

Any external lighting will only be permitted in accordance with a lighting scheme to be submitted to and approved in writing by the Local Planning Authority prior to the first occupation of the development hereby approved. Any such lighting shall be implemented in accordance with the approved details and directed downwards to prevent nuisance to adjoining residential occupiers from light spillage. Reason: To protect the appearance of the area, the environment and wildlife, and local residents from light pollution in accordance with Policy EP3 of the South Oxfordshire Local Plan 2011.
