Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than 30 October, 2022. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans,A3-27-P3, A3-26-P3, A3-03-P2 A, A3-02-P2, A3-04-P2, A3-01-P2 and A3-25-P2,except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The external materials used in the extension of the western range and the new wall shall match those on the existing building (tiles, stone and mortar unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

All other work of making good to the curtilage listed western range and boundary walls to be carried out in materials and finishes as stated or in materials to match the adjacent finishes. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby approved, excluding the works explicitly stated in section 6.2 of the submitted Supporting Documents Report (Johnston Cave Associates, January 2020), evidence of the successful receipt of a European protected species licence, or evidence of the successful registration of the site under the bat mitigation class licence, specific to this development, from Natural England, shall be submitted to and approved in writing by the local planning authority. Thereafter, the development shall be implemented in accordance with the measures used to secure that licence. Reason: To protect the important species on site, in accordance with Policies C6 and C8 of the SOLP, Policy CSB1 of the SOCS and paragraph 170 of the NPPF.
