The proposed change of use to create a mixed use comprising a flat and A2 use falls within development permitted by Class G of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015 (as amended) ("the Order") would be lawful development by reference to Section 58 of the Town and Country Planning Act 1990 and Article 3 of the Order.
The certificate of lawfulness is granted only in respect of what is proposed in this application and other works and uses that may be carried out outside of the area defined in the application on the wider planning unit may have the effect of rendering unlawful the use/development described in this certificate.
