The development hereby permitted shall only be constructed / complete in the materials, finishes and details specified on the plans and supporting documents hereby approved unless otherwise specified by condition 4 of this permission or in materials, finishes and details which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance and to preserve the significance of the listed building in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, CON1, CON2, CON3, D1, G2 and H13 of the South Oxfordshire Local Plan 2011 and Policy DQS1 of the Joint Henley & Harpsden Neighbourhood Plan with relevant weight afforded to Policies set out in the emerging South Oxfordshire Local Plan 2034.

All areas of making good the south elevation hereby approved shall be complete in masonry and mortar materials, construction and joinery details the match those on the existing building or in materials, finishes and details which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance and to preserve the significance of the listed building in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, CON1, CON2, CON3, D1, G2 and H13 of the South Oxfordshire Local Plan 2011 and Policy DQS1 of the Joint Henley & Harpsden Neighbourhood Plan with relevant weight afforded to Policies set out in the emerging South Oxfordshire Local Plan 2034.

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
