The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 276_24_P2, 276_24_P18 Rev C, 276_24_P11, 276_24_P7, 276_24_P12 Rev B, 276_24_P9, 276_24_P14 Rev B, 276_24_P8, 276_24_P13 Rev B, 276_24_P10, 276_24_P15 Rev B, 276_24_P1, 276_24_P3, 276_24_P5, 276_24_P4, 276_24_P6, 276_24_P17 Rev A and 276_24_P16 Rev A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P21/S1009/DIS

The works hereby permitted shall only be constructed and complete in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the works / development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON1 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any works a detailed photographic record is to be made of the painted ceiling in the existing ground floor store room and submitted to the Local Authority. To secure the proper planning and recording of the historic environment in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON1 and CON3 of the South Oxfordshire Local Plan 2011.

The section of painted ceiling within the exiting ground floor lobby shown to be removed shall be complete in accordance with approved plan 276_24_P13B. As much of the existing ceiling should be retained where practicably possible. The approved scheme shall protect the existing timbers and painted ceiling shown to be retained whilst the works are carried out, and shall be implemented prior to the commencement of any works and retained until the works have been completed. Reason: To protect the features of the building which are of special historic and/or architectural importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON1 and CON3 of the South Oxfordshire Local Plan 2011.
