The proposed development, due to its layout and scale, would fail to respect the settlement pattern of the surrounding built form and would be out of keeping with the character and appearance of the area. As such the proposal would be contrary to Policies CSR1 and CSQ3 of the South Oxfordshire Core Strategy, Policies G2, H4 and D1 of the South Oxfordshire Local Plan 2011, Policies D1 and H10 of the Woodcote Neighbourhood Plan and Government Guidance in the National Planning Policy Framework.
