That having regard to the change in levels within the site in comparison with road the proposal will amount to a cramped, awkward,overdevelopment of the site which provides for inadequate standards of amenity for residents of the property, appearing out of keeping and materially harmful to the visual amenity of the street scene and the character of the area contrary to Policy CSQ3 of the South Oxfordshire Core Strategy 2012, policies G2, D1, D3 and H4 of the South Oxfordshire Local Plan 2011 and policies H1 and H2 of the emerging Wheatley Neighbourhood Plan.
That, the size and layout of the site is such that space within the site is so restricted that it cannot adequately accommodate parking and manoeuvring for a dwelling of this size. In addition the proximity of the new access to the bridge and bend in the road to the east means that vehicles exiting the site are likely to come into conflict with oncoming vehicles without adequate vision resulting in a harmful impact to the safety and convenience of users of the public highway contrary to Policy T1 and T2 of the South Oxfordshire Local Plan 2011 and Policy P1 of the emerging Wheatley Neighbourhood Plan.
