Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011, and Policy T8 of the Woodcote Neighbourhood Plan.

Unless otherwise varied by a subsequent landscaping scheme, the vision splays within the site, as shown on the approved plan (18072_PP1020) shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.9 metres as measured from carriageway level. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any works to the existing structure on site (Woody Nook), including any demolition or stripping, a report containing the findings of at least two bat activity surveys, as recommended in section 4.3 of the supporting Bat Survey Report (Crossman Associates, 05/08/2019, Ref: T1106.002), shall be submitted to and approved in writing by the local planning authority. This report shall assess whether a Natural England derogation licence is required to implement the development lawfully, outline working methods to minimise the impacts of development on biodiversity and propose a detailed scheme of biodiversity enhancements to achieve a net gain for biodiversity on site. Thereafter, the development shall be implemented strictly in accordance with the approved details. Reason: To minimise the impacts of development on, and secure net gains for, biodiversity in accordance with Policies C6 and C8 of the South Oxfordshire Local Plan 2011, Policy CSB1 of the South Oxfordshire Core Strategy 2027 and paragraph 170 of the NPPF.
