The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P21/S3623/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 002, 012, 312, 009, 309, 010, 011, 311, 004A, 003, 306A, 201, 013, 313, 005A and 308A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the planning application formshereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

The proposed extension to the extract ventilation ducting must be anchored with anti-vibration mounts to prevent structure borne noise having an unacceptable impact on the residents and the glazing to the window units shall be designed as to ensure that the internal sound levels comply with BS8233:2014. Reason: To protect the occupants of the new residential properties from noise and odour disturbance in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.

That, notwithstanding the details shown on drawing 306 Rev A a detailed drawing showing the position of the proposed bin storage for the proposed development must be submitted to the local planning authority prior to the occupation of the development. Reason: To ensure that the development hereby permitted makes adequate provision for the management of waste facilities in accordance with Policy D10 of the South Oxfordshire Local Plan 2011.
