Prior to the first occupation of the dwellings hereby permitted, vision splays measuring 2.4 metres by 43 metres shall be provided to each side of the access and the vision splays shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.9 metres as measured from carriageway level.

The landscaping scheme as set out in Appendix F of the submitted Full Arboricultural Method Statement (Dated June 2019) and shown on the submitted Tree Landscaping Plan HTSLND-01C shall be implemented within 12 months of the commencement of the development hereby permitted and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
The tree protection details as set out in the submitted Full Arboricultural Method Statement (Dated June 2019), and approved Tree Protection Plan HTS-TPP-01D shall be installed prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011
The development hereby permitted shall be implemented strictly in accordance with the measures stated in sections 9.1.1 and 9.4.1 (inclusive) of the supporting Preliminary Ecological Appraisal (John Wenman Ecological Consultancy LLP, July 2019. Ref: R2182/b) submitted with the application in all respects. Any variation from the approved details shall be agreed in writing by the Local Planning Authority before such change is made.
Reason: To minimise the impacts of development on biodiversity, in accordance with Policies C6 and C8 of the South Oxfordshire Local Plan 2011, Policy CSB1 of the South Oxfordshire Core Strategy 2027 and paragraph 170 of the NPPF.
Prior to the laying of any foundations on site related to the development hereby approved, a biodiversity enhancement plan (BEP), based on the recommendations made in section 9.5 of the supporting Preliminary Ecological Appraisal (John Wenman Ecological Consultancy LLP, July 2019. Ref: R2182/b), shall be submitted to and approved in writing by the local planning authority. Thereafter, the BEP shall be implemented in accordance with the approved details. This condition shall be discharged through the receipt of a letter from the project ecologist providing evidence to confirm that the approved measures have been implemented in accordance with this condition.
Reason: To secure net gains for biodiversity, in accordance with Policies C6 and C8 of the South Oxfordshire Local Plan 2011, Policy CSB1 of the South Oxfordshire Core Strategy 2027 and paragraph 170 of the National Planning Policy Framework.
