The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 639-(P)-201E, 639-(P)-200C, 639-(P)-202E and LOC001, and the Heritage Statement except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P21/S3005/DIS

Prior to the commencement of the works hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy, Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and Policies and NP6 and NP7 of the Benson Neighbourhood Plan.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors, including glazing sections and specifications for the glazed roof has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy, Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and Policies and NP6 and NP7 of the Benson Neighbourhood Plan.

Any works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy, Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and Policies and NP6 and NP7 of the Benson Neighbourhood Plan.
