Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, except as controlled or modified by conditions of this permission. The approved plans are: Site Location Plan drwgno 1 Landscape General Arrangements Park U drwgno 2134-SN01-LA-08P4 Landscape General Arrangement Park R 2134-SN01-LA-07P4 Planting Proposals Park U 2134-SN01-PP-17P5 Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Within 3 months of the date of this planning permission an inspection by ROSPA (Royal Society for Prevention of Accidents)(or recognised equivalent) for safety and maintenance shall be carried out for Area R and the report and recommendations together with a statement identifying works required to meet the recommendations of the report and timescales for implementation shall be provided to the Council for agreement in writing. The works shall be carried out in accordance with the report and agreed statement. Reason: To safeguard the users of the play equipment in accordance with Policy CF5 of the South Oxfordshire Local Plan 2035.

Within 3 months of the date of this planning permission, a management plan for the play equipment in Area R shall be submitted to the Local Planning Authority for approval in writing. The plan shall include management responsibilities and maintenance schedules including future safety inspections and provisions for replacement play equipment. The management and maintenance of the play equipment shall be carried out in accordance with the approved details. Reason: To meet the need for children's play space in accordance with Policy INF1 of the South Oxfordshire Local Plan 2035.

The landscaping scheme shall be maintained in accordance with Landscape Management and Maintenance Proposals Great Western Park Didcot SN01, reference 2134-SN01-RE-01 Rev P6, dated December 2019 submitted as part of this application. Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035.

Within 3 months of the date of this planning permission, signage to identify the Public Rights of Way should be installed, showing the direction and status of the Public Right of Way, located at the entrance/exits at the north and south ends of Area U. Reason: In order to retain the Public Right of Way as a community facility in accordance with Policy CF1 of the South Oxfordshire Local Plan 2035.

Within 3 months of the date of this planning permission, a community notice board shall be erected in Area R, in a location and in accordance with a specification first to be agreed in writing by the Local Planning Authority. Reason: To meet the terms of the specification for play areas in the Section 106 Agreement on outline planning permission P02/W0848/O.
