The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P20/S2389/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1171-PL2, 1221-PL2, 1151-PL2, 1201-PL2, 1150-PL2, 1200-PL2, 1210-PL2, 1150-PL1, 1220-PL1, 1000-PL1, 1001-PL1, 1101-PL1, 1110-PL1, 1120-PL1, 1121-PL1, 1160-PL1 and 1170-PL1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies H13, CON4, G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby approved, including any stripping or demolition, evidence of the successful receipt of a European protected species licence, or evidence of the successful registration of the site under that bat mitigation class licence, specific to this development, from Natural England, shall be submitted to and approved in writing by the local planning authority. Reason: To protect the important species on the site, in accordance with provisions of the NPPF and policies CSB1 of the South Oxfordshire Core Strategy 2027 and C8 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be implemented strictly in accordance with all of the measures stated in section 6 of the supporting Bat Survey Report and Mitigation Strategy (Windrush Ecology Ltd, 10/10/2018, Ref: W2971_rep_Darkwood Farm, Park Corner_10-10-18). Reason: To protect the important species on the site, in accordance with provisions of the NPPF and policies CSB1 of the South Oxfordshire Core Strategy 2027 and C8 of the South Oxfordshire Local Plan 2011.
