Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 538.(1).0.001, 538.(1).0.002, 538.(1).0.003, 538.(1).0.004, 538.(1).0.005, 538.(1).0.006, 538.(1).0.007, 538.(1).0.008, 538.(1).0.009, 538.(1).1.002, 538.(1).1.003, 538.(1).1.004, 538.(1).1.005, 538.(1).2.002, 538.(1).3.000, 538.(1).3.002, 538.(1).0.010, 538.(1).0.011, 538.(1).1.001, 538.(1).1.000, 538.(1).2.000 B, 538.(1).2.001 A, 538.(1).3.001 A and 538.(1).3.003 A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, H13 and D1 of the South Oxfordshire Local Plan 2011.

The finished floor levels of the habitable living accommodation provided by the extensions and ancillary outbuilding hereby approved shall be no lower than 34.3 metres ODN as specified in the flood risk assessment forming part of this application, or at a level previously agreed in witting by the Local Planning Authority. Reason: To ensure the development is satisfactory in term of risk of flooding in accordance with paragraph 163 of the NPPF.

The conversion and extension of the outbuildings hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 3-4 Riversmead Cottages. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
