Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BS384 - A002 Rev A, BS384 - A005, BS384 - LOC001a, BS384 - A003 and BS384 - A004 Rev C, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the materials to be used for the external walls of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: To protect the special historic and architectural interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All works of making good to historic fabric to be in materials and finishes to match the existing fabric. Reason: To protect the special historic and architectural interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

New and replacement rooflights on the north facing roof to the rear of the property hereby approved shall be conservation rooflights with a central vertical glazing bar set flush with the roof which they are to be inserted. Reason: To protect the special historic and architectural interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to commencement of the works details of how the new floor would be inserted where the staircase is removed shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To protect the special historic and architectural interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
