The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P20/S1927/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO001, LOC001, 002, 01ES, 07175-02 (2), 00, 02, 07175-01, 07175-02, 01 and TJB/20/01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P20/S1927/DIS

Prior to the commencement of the development hereby permitted a material schedule of the new lime render to include the render mix, details of mortar repairs beneath the render, the render key and final finish shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON3, G2 and D1 of the South Oxfordshire Local Plan 2011 and Policy DQS1 of the Henley and Harpsden Neighbourhood Plan.

Prior to the commencement of the development hereby permitted a detailed construction drawing of the proposed new gable shall be submitted to and approved in writing by the Local Planning Authority. This drawing must be to scale, include section and elevation detail to show the relationship to the existing dormer and the tie connection to the historic roof structure along with relevant structural implications to ensure the existing structure will not be compromised. Thereafter the development shall be carried out in accordance with the approved details . Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON3, G2 and D1 of the South Oxfordshire Local Plan 2011 and Policy DQS1 of the Henley and Harpsden Neighbourhood Plan.
