Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, AS 01, AS 02, 010-102-ES1, EL.S.01, S.01.1, 003, S.01.G, 002, LOC001, AD.03, PP.03, 010-102-02 Rev D, 010-102-01 Rev C, 010-102-03 Rev C, PP.EL.01 Rev A, PP.EL.02 Rev A, PP.02 Rev D, PP.01 Rev B, PP.04 Rev B and PP.02 B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be carried out in accordance with the measures identified within the Plant Noise Impact Assessment Report (Document reference: 88839/NIA - Revision 2 dated 9 December 2019) prepared by Mr A Meakins, AMIOA of Noise Solutions Ltd. Reason: To protect the occupants of nearby residential properties and/or businesses from noise and odour disturbance in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.
