Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 13506-21, 13506-24, 13506-23, 13506-20, 13506-212 and LOC 001, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The development shall be carried out in accordance with the submitted Flood Risk Assessment, prepared by Marks Heeley Ltd, reference H13009 / 13506, dated January 2020, and the following mitigation measures it details:
- Finished floor levels of the new retail area will be set 100mm to 150mm above existing ground levels.
- Flood resilient measures as set out within paragraphs 6.2 and 6.3 will be incorporated into the development.
These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme's timing/phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development.
Reason: This condition is sought in accordance with paragraph 163 of the National Planning Policy Framework to reduce the risk of flooding on-site and elsewhere.
