Description
Variation of condition 2 - (approved drawings) to alter location of rear single storey extension on application ref. P19/S1057/FUL (Heritage Impact Assessment submitted 10 October 2019). (Amended plans received 18 October 2019 and schedule of materials submitted 14 November 2019). Proposed single storey extension to rear courtyard, removal of 20th century lean too wc extension, unblocking a blocked up ground floor doorway, reinstating exiting chimneys and flues, internal alterations to create two new wc's including a disabled access wc, and removal of a partition at second floor. Use of ground floor as B1 office space and basement as meeting room with waterproof and insulated internal lining. Upgrade of insulation quilt laid over first floor ceiling where accessible. Replacement of existing boiler from basement to location under stairs, re using existing flue. Replacement of air conditional plant in rear courtyard with two new external condensers to rear of courtyard. Internal air conditioning plant to be upgraded using existing pipe runs where possible. Handrails added to steep stepped street entrance.

Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 18 BHHS EP01 rev B, 19 BHHS EGF01 rev A, 19 BHHS SLP01 rev C, 19 BHHS ERP01 rev A, 19 BHHS ESP01 rev A, 18 BHHS PE04 Rev C, 18 BHHS PE05 Rev E, 18 BHHS PGF03 Rev C, 18 BHHS PP01 rev C, 18 BHHS PRP01 Rev G and 18 BHHS PSP01 rev J, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the External Materials document submitted with the application or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies D1, CON7, CON3 and CON2 of the South Oxfordshire Local Plan 2011.

The air conditioning units shall be designed, installed and maintained in line with the recommendations of the noise impact assessment carried out by Sound Solutions dated 21/10/2019 Ref: 33490-R2, particularly with regard to the louvered acoustic enclosure detail in chapter 4. Reason:To protect the occupants of nearby residential properties from loss of amenity due to noise disturbance and in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.
