Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL-02, PL-03B, WD-100C and PL-01, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the relevant works hereby approved, a schedule of all materials to be used in the external construction and finishes of the works shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON3 of the South Oxfordshire Local Plan 2011.

Notwithstanding the details shown on drawing PL-03a, detailed drawings of the opening from the historic building to the new extension hereby approved shall be submitted to and approved in writing by the Local Planning Authority. This information shall be submitted following the removal of all plaster to the area, but prior to the removal of infill fabric and the creation of the opening. This may need to be supported by a report from a structural engineer as necessary. Thereafter the works shall be implemented in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON3 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the boundary wall shall be finished to match the adjacent wall with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON3 of the South Oxfordshire Local Plan 2011.
