The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P20/S0712/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2019-OVR-100-A, 2019-13-03, 2019-13-02, 2019-13-01, 19-OVR-101 and 19-OVR-103, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified within the application forms hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027, Policies CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011 and Policies Dot1 and Dot2 of the Dorchester on Thames Neighbourhood Plan.

Prior to the commencement of the development hereby approved, a working method statement for the soft demolition of the structure, to avoid impacts on any protected species, shall be submitted to and approved in writing by the local planning authority. Thereafter, the development shall be implemented strictly in accordance with the approved details. Reason: To minimise the impact of development on biodiversity, in accordance with Policies C6 and C8 of the South Oxfordshire Local Plan, Policy CSB1 of the South Oxfordshire Core Strategy and paragraph 170 of the NPPF.

Prior to the commencement of the cart shed development hereby approved, details of approximate flood depth related to the existing floor level and flood resilient construction shall be submitted to and approved in writing by the Local Planning Authority. Reason: To prevent an increased risk of flooding in accordance with the National Planning Policy Framework
