Description
The temporary use of Plot 50 (as approved as part of Phase 1 Reserved Matters; Reference: P17/S3891/RM) as a Sales and Marketing Suite with temporary access, associated parking, two fixed advertisements on the northern and southern elevation and landscaping for a period of 7 years (additional vehicle tracking and turning, landscaping and vehicle turning plans received 10/09/2019).
Conditions / Refusal Reasons
This consent for the temporary use of plot 50 as a sales and marketing suite with temporary access, associated parking, two fixed adverts on the north and south elevation and landscaping shall be for a limited period up to 1st May 2027. After such time the sales and marketing suite shall be used as a dwelling house and any ancillary works and structures shall be removed and the land shall be completed in accordance with the plans approved under planning application P17/S3891/RM.
Reason: Regard has been paid to the temporary nature of the marketing suite, ancillary works and structures needed on the site in accordance with Policy CS1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
The development hereby approved shall be carried out in accordance with the details shown on the following approved plans, S101A, 19184 / C101B, 19184 / C102B, 19184 / C110A, E723-OPTION2-18-1B, E723-OPTION2-18-2B, E723-OPTION2-18-3B, E723-OPTION2-18-SK01B, and GL114204B received 12th August 2019, and 10th September 2019 except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified in the schedule of materials hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
The marketing suite shall not operate until the vision splays shown on approved plan E723-18-2G Sales Centre and E723- 18-3G Sales Centre have been implemented. Thereafter the vision splays shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.6 metres as measured
from carriageway level.
Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
