Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That at the expiration of a period of 5 years from the date of this permission the use of the land as specified in the application shall cease. Reason: In order that the effect of the development on the amenities of the neighbouring area can be assessed during this period and that any future application can be decided on this assessment in accordance with Policy CSEN1 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4 and TE1 of the South Oxfordshire Local Plan 2011.

At such time as the telecommunications development hereby permitted is no longer required for telecommunications purposes, the development shall be removed from the site and the land restored to its previous undeveloped condition. Reason: To avoid the unnecessary retention of the structure in the interests of the appearance of the site in accordance with Policies G2, G4 and TE1 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be implemented in accordance with the measures stated in the "Suggested Mitigation" section of the supporting Ecological Survey Letter Report (Bioscan UK Ltd, 30/07/2019, Ref: E1992/HV01) and the detail contained within additional information letter (The John Phillips Planning Consultancy, 25/09/2019, JPPC ref: LD/hv/7639). Reason: To minimise the impact of development on biodiversity, in accordance with Policy C6 of the South Oxfordshire Local Plan, Policy CSB1 of the South Oxfordshire Core Strategy and Paragraph 170 of the NPPF.
