Conditions / Refusal Reasons
The proposed development would represent a cramped, overdevelopment of the site that would be out of keeping with the verdant and open character of the site and would thereby be harmful to the wider character of the area including the Chilterns Area of Outstanding Natural Beauty. It has not been demonstrated that the proposed development would have an acceptable impact on trees and landscape within the site. In addition, the proposed siting of the development and its relationship to the existing adjoining dwelling, would harm the residential amenity of occupants of 10 Wayside Green by way of loss of light and outlook. The development would be contrary to policies T8, H10, and D1 of the Woodcote Neighbourhood Plan 2013-2027, policies CSQ3, CSEN1 and CSR1 of the South Oxfordshire Core Strategy 2012 and policies H4, C9, G2, D1, D3 and D4 of the South Oxfordshire Local Plan 2011.
