The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P21/S5217/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 8181044 4301, 8181044 4302, 8181044 4201, 8181044 4200, 18114_01, 8181044 4303, 8181044 4101, 18114.12F_3 Rev D, 18114.03 Rev D, 18114.04 Rev D, 18114.02 Rev C and 18114.11 A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun; - samples/photographic schedule of all external materials - details of all new doors and windows Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

That, other than demolition, no work above ground level shall be carried out on the new extension hereby approved until such time as the existing conservatory shown to be removed on approved drawing number 18114.02 rev C has been dismantled/removed. Prior to the carrying out of any above ground construction the site shall be cleared of all resultant rubble and debris, other than any materials to be re-used on site in the new development. Reason: To ensure that the proposal does not result in over extension of the grade II listed building, in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
