The development, by virtue of its bulk, scale and design would appear cramped on the site and be out of keeping with the character of the area which would degrade the rural character of the site to the detriment of the character of this part of Kingwood Common and the detriment of the landscape setting of the Chilterns AONB. The development would also result in light spillage to the nearby woodland which would further harm the Chilterns AONB. The development conflicts with paragraph 172 of the NPPF and policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy, and saved policies D1, G2, H4 and C4 of the South Oxfordshire Local Plan.
The development by virtue of its design and position within the site would result in overlooking to the swimming pool area of Cherry Croft Cottage to the detriment of the residential amenity of the occupiers of this dwelling. The proposal is therefore considered to be contrary to policies D4 and H4 of the South Oxfordshire Local Plan.
