The proposed development would result in a replacement dwelling that would have a materially greater visual impact than the existing dwelling. The height, scale, width and mass of the dwelling when viewed alongside the neighbouring property would be unduly prominent and would significantly diminish the landscape quality of the site and its surrounding area causing harm to this part of the Chilterns AONB landscape. As such, the proposed development would not conserve or enhance the landscape and scenic beauty of this part of the Chilterns AONB. Therefore, the development would be contrary to Paragraph 179 of the NPPF, Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy, Policies D1, G2, C4 and H12 of the South Oxfordshire Local Plan 2011, and Policy DQS1 of the Henley and Harpsden Neighbourhood Plan.
