Conditions / Refusal Reasons
That at the expiration of a period of 5 years from the date of this permission the structures hereby permitted shall be removed from the land. Reason: In order that the viability of the agricultural business can be assessed during this period and that any future application can be determined having regard to this assessment in accordance with Development Plan policies.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Polytunnel 1 CMP-006A, Polytunnels 2-4 CMP-007A, Toilet CMP-002A, Farm Shop CMP-003A, Block Plan 1_500 Rev C, Location 1_2500 Rev C, Site Plan 1_500 Rev C, Cabin CMP-004 Rev A and Cabin CMP-005 Rev A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

This consent only authorises the siting of the structures shown on the most recent site plan (Block Plan 1_500 Rev C). The previously proposed, and constructed, alternative guest accommodation referenced in the covering email dated 4th October 2020 shall be dismantled and removed from the land within 3 months of the date of this permission, unless an alternative timescale has been formally agreed in writing by the Local Planning Authority. Reason: In the interests of visual amenity, the preservation of the special landscape character of the area and the protection of the designated ancient woodland, in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C9, G2, C4 and D1 of the South Oxfordshire Local Plan 2011.

The use of the buildings hereby permitted shall be limited solely to the purposes specified within the application submission. Each period of occupation within the cabin designated for seasonal or educational use shall not exceed six months within a calendar year. A register of occupiers of the accommodation shall be maintained by the co-operative for inspection by the Local Planning Authority should the need arise. Reason: To restrict the use of the building to one compatible with the surrounding rural area in accordance with Policy CSS1 of the South Oxfordshire Core Strategy 2027 and Policy A1 of the South Oxfordshire Local Plan 2011.

No further buildings shall be erected on the land without the grant of planning permission from the Local Planning Authority. In the interests of visual amenity, the preservation of the special landscape character of the area and the protection of the designated ancient woodland, in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C9, G2, C4 and D1 of the South Oxfordshire Local Plan 2011.

This consent does not authorise any of the woodland management measures set out within the supporting documentation. Reason: The Forestry Commission have no records of approved felling licences that would permit the proposed coppice works, nor has the local planning authority received or permitted any works to the woodland through the Tree Preservation Order legislation. Before any future works are undertaken to the protected woodland the applicant will need to gain a felling licence from the Forestry Commission.

The existing means of access onto the B4526 shall be improved and laid out and constructed in accordance with the Local Highway Authority's specifications and all ancillary works specified shall be undertaken. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
