Description
Refurbishment and alteration of an existing end of terrace Victorian property to include internal alterations throughout, creation of several new openings to the north & east elevation, creation of 5 new roof lights and landscaping works to terraced area. (As per agricultural information received 12 August 2019).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, HTS-TPP-01D, 1902 PL 05, 1902 S01, 1902 EX 01, 1902 EX 02, 1902 EX 03, 1902 EX 04, 1902 EX 05, 1902 L01, 1902 PL 01, 1902 PL 02, 1902 PL 03 and 1902 PL 04, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the brickwork to be used for the construction and / or making good of the external walls of the development hereby approved shall be of a similar colour, type and texture as those used on the existing building(s).
Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSHEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.
The tree protection details as shown on the approved plan HTS-TPP-01D and accompanying Arboricultural Method Statement shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies CS1, CSHEN1, CSEN3, CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C9, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011
