The hours of operation for the A3 cafÿ¿¿©/restaurant use hereby approved shall be restricted to 07:30-21:00 Monday to Saturday and 09:00-20:00 on a Sunday. Outside of these hours the premises shall be closed to customers. Reason: To protect the occupants of nearby residential properties from noise disturbance in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.

No hot food shall be served or prepared (for consumption on or off the premises) until a kitchen fume extraction system has been installed in accordance with full details that shall first be submitted to and approved in writing by the Local Planning Authority. As a minimum the system details shall include: - full system plans showing the locations of extraction hoods, ducting (internal and external) filters, fans and flue output; - technical fan details to include PA rating, noise levels and silencer details; - plans clearly showing the height of the termination of the extraction flue/chimney with reference to the surrounding roof levels; - The type of and technical performance details of odour abatement (charcoal filters etc) - Information regarding the types and quantities of food being prepared. Thereafter, the development shall be maintained in accordance with the approved details. Reason: To protect the occupants of nearby residential properties and/or Businesses from noise and odour disturbance in accordance with Policies EP1 and EP2 of the South Oxfordshire Local Plan 2011.
