That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC001, S-01, PH.4718 Rev E and BLO-001 rev A, except as controlled or modified by conditions of this permission. The external materials of the approved extension additional dormer window hereby permitted shall be constructed and finished in accordance with a sample schedule which shall first have been submitted to and approved in writing by the Local Planning Authority before development commences. Reason: In the interests of safeguarding the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011. That the development hereby approved shall not commence until joinery details of the proposed rooflights to the main house have been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011. Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" that shall first have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011. Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Section details of the proposed underfloor heating system and limescrete floors to the main house. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Proposed roof insulation materials Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the historic merits of the listed building and special features of the building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

The solar panels hereby approved shall be removed after a maximum period of 20 years from the date of this consent. Any extension beyond this period or the replacement of the panel is not approved by virtue of this consent unless otherwise agreed. Reason: In the interests of safeguarding the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

The solar panels herby approved that are to be installed on the historic roof slope as shown on the approved plans are limited to an area of not more than 5.5msq (60sqft) and to be located on the east end of the south facing roof slope only, beyond the easternmost dormer window. Any alteration to this location is not approved by virtue of this consent unless otherwise agreed. Reason: In the interests of safeguarding the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

The proposed solar panels that are to be installed on the historic roof slope as shown on the approved plans are to be flush with the plane of the tiled roof finish. Any alteration to the finished level of the solar panels is not approved by virtue of this consent unless otherwise agreed. Reason: In the interests of safeguarding the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
