Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, TEM3 0.11, TEM3 0.50A, TEM3 0.10, TEM3 0.20, TEM3 1.50E and TEM3 1.20B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The materials to be used for the construction of the external walls and roof of the development hereby approved shall be of the same colour, type and texture as those used on the existing garage building. Reason: In the interests of the visual appearance of the development and to preserve the significance of the adjacent grade II listed building and special character of the conservation area in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON5, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.

The eaves and verges of the enlarged garage building hereby approved shall be constructed to match those of the existing garage. Reason: In the interests of the visual appearance of the development and to preserve the significance of the adjacent grade II listed building and special character of the conservation area in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON5, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the first-floor living space the circular window in the first-floor west-facing elevation of the enlarged garage building hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity and shall be fixed shut. It shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies D4 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking or re-enacting that Order), no window(s), door(s), roof light(s) or other openings other than those shown on the approved plans shall be inserted in the first-floor gables or roof of the development hereby permitted. Reason: To ensure the development is not unneighbourly, in the interests of the visual appearance of the development, to preserve the significance of the adjacent grade II listed building and special character of the conservation area in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON5, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.
