Having regard to the existing pattern and grain of surrounding development, the proposed development by way of the subdivision of the plot, extensive area of hardstanding and associated residential paraphernalia would represent a cramped and over intensive use of the site that would have an urbanising impact upon the site that would be harmful to its character and harmful to the rural character of the surrounding area, including the Area of Outstanding Natural Beauty contrary to Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy and Policies G2, C4 and D1 and D3 of the South Oxfordshire Local Plan 2011 and the National Planning Policy Framework.
The proposal fails to demonstrate that adequate vision splays can be achieved from the widened access contrary to Policy T1 of South Oxfordshire Local Plan 2011.
