Description
The proposal includes the introduction of two new casement windows to match existing at ground floor level, the removal of four existing small rooflights and the introduction of 4 new conservation rooflights, two fixed and two openable. All of the new rooflights are situated in the same locations as the existing ones. Proposed internal alterations.
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 112_111 Rev PL1, 112_112 Rev PL1, 112_113 Rev PL1, 112_114 Rev PL1, 112_111 Rev PL1, 112_101 Rev PL1, 112_311 Rev PL1, 112_313 Rev PL1, 112_314 Rev PL1, 112_102 Rev PL1, 112_302 Rev PL1, 112_331 Rev PL1, 112_301 Rev PL1, 112_103 Rev PL1, 112_303 Rev PL1 and 112_001 Rev PL2, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The cill level of the roof lights in the south west elevation shall be at least 1.7 metres above the floor level of the associated rooms and shall be retained as such. No additional rooflights shall be inserted into the south west elevation of the development hereby approved without planning permission from the Local Planning Authority.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
