That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PF001, 05, 06, LOC 001, 02, 03 and 01, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The building shall only be used for purposes ancillary to the business operating at 'Bosley Patch', as specified within the application submission. It shall not at any time be used for residential accommodation. Reason: As the separate residential occupation of the building would constitute an inappropriate form of development, having regard to the flood risk guidelines set out in the National Planning Policy Framework and the spatial strategy set out in the Development Plan (Policies CS1 and CSR1 of the South Oxfordshire Core Strategy).
