Retrospective application for extensions and alterations following the removal of rear conservatory, the single storey areas to the East and the double garage to the West. (As per existing landscaping plan received 2 July 2019)
Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 17 0613 057, 17 0613 051A, 17 0613 101, 17 0613 022, 17 0613 023, 17 0613 100, 17 0613 050B and 17 0613 021 A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1, CSHEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.
The window on the first floor of the eastern elevation of the development hereby permitted shall be obscure glazed and fixed shut non-opening window.
Reason: To ensure that the development is not unneighbourly in accordance with Policies D4, G2 and H13 of the South Oxfordshire Local Plan 2011.
The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without planning permission from the Local Planning Authority.
Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies D2, T1 and T2 of the South Oxfordshire Local Plan 2011.
The existing trees and hedges to the front of the dwelling as shown on plan 17-0613-057 shall be retained and properly maintained at a height of not less than 1.3 metres and any plant which may die or be seriously damaged or destroyed within 5 years of the completion of the development shall be replaced and the replacement shall be properly maintained.
Reason: To ensure the green character of the site is retained, helping to assimilate the development into its surroundings in accordance with Policies CS1, CSEN1, CSHEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C9, D1, G2 and H13 of the South Oxfordshire Local Plan 2011.
