Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P20/S0914/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, G19-7512-02 - A2, G19-7512-03 - A2, G19-7512-04 - A2, G19-7512-05 - A2 and G19-7512-01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the works hereby approved shall not commence until a detailed method statement for the following elements of the work has been submitted to and approved in writing by the Local Planning Authority. - for construction of floor slab, underpinning and land drains; and - for fixing of delta membrane to masonry. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the character and fabric of the listed building in accordance with Policy CEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan.

Details, including drawings or manufacturers details as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. vent tile for the roof Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

All flue and vent outlets shown on the elevation plans should have a matt black finish. Reason: To safeguard the character and appearance of the listed building in accordance with Policy CEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan.

All repairs carried out to the listed building (roof, walls and timber frame) shall be carried out in materials of matching composition and appearance to those used in the construction of the original building. Reason: To safeguard the character and fabric of the listed building in accordance with Policy CEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan.
